Yes, all Owners agree to them, and Landlords agree not to permit anyone to break them. Please see the Resident Rules and the original Deed Covenant (First Schedule) Documents.

Conditions for Letting Shipgate Properties

Letting must be by a Short Assured Tenancy Agreement for a minimum of 6 months; holiday lets and other short term lets are absolutely forbidden.

No Multiple Tenancies.

No students or DSS persons allowed

Tenants must comply with all the other Restrictions & Stipulations in the First Scedule of the Underlease

Landlords must ensure that their property complies with all current letting legislation.

Tenants must comply with any other terms and conditions issued by the Shipgate Management Company (SMC) e.g. garage use, fire evacuation procedures.

The first clause of the 1984 First Schedule contains the following restriction: "Not to use the flat nor permit the same to be used for any purpose whatsoever other than a private dwelling house in the occupation of one family only in one single occupation only".
For the purposes of the Shipgate Development, this definition of a family covers parents or established partners with or without children, and also includes single occupancy. It also covers same sex partners, with or without children.
It excludes any relatives beyond parents and their children, and also excludes any unrelated friends or persons previously unknown to each other. If any landlord or agent is in any doubt about the qualifying credentials of a tenant or tenants, they should contact an SMC Executive Officer.
Failure to comply with the above conditions for letting could result in permission to let being withdrawn.

How Can I Have my Say if I am not Present at the AGM?
We encourage all owners to be at the AGM, but if you do not wish to attent an agenda is always circulated ahead of time. Contained in this information are details of how to give someone your proxy vote in your absence. You can then request that they vote in accordance with your wishes on any upcoming issues that concern you.

What if my Rental is Empty for a Long Period of Time?

Properties are often left empty, by landlords between tenants or by second home owners. We do recommend that you turn off your water stopcock when properties are empty for long periods. (stopcock locations shown in the residents section of this site).
